Madrid, Barcelona, Valencia or Málaga: where should an autónomo live and work?
A comparison of rent, coworking, business networks and local infrastructure for autónomos in four major Spanish cities.

Choosing a city does not change IVA, RETA contributions or quarterly filing rules. It does, however, change three decisive factors: cost of living, access to clients and the professional network around you.
The short answer:
- Madrid for major clients, sales and the widest business network.
- Barcelona for technology, design, international and creative industries.
- Valencia for a balance of cost, urban quality and a growing business community.
- Málaga for remote work, foreign clients and technology or tourism-related services.
Housing cost

These are asking prices, not signed contracts. The actual budget depends on the neighbourhood, property condition, lease duration and landlord requirements.
The main finding is that Málaga is no longer a clearly cheaper alternative to Valencia. Madrid remains the most expensive option, and the gap between its districts can exceed €10/m².
Madrid: the client city
Madrid suits an autónomo who needs regular contact with clients, partners and investors. It offers the broadest access to major companies, professional services, the public sector and Spanish B2B.
Its strengths include market size, national transport links, industry events, coworking choice and strong networks in sales, consulting, finance, law and corporate services.
Housing is the clear disadvantage. Lower rent often means a longer commute, so choosing a district purely by price can be a false economy.
Madrid Emprende operates free coworking areas in the Carabanchel, Puente de Vallecas, Vicálvaro and Villaverde business incubators for professionals and businesses less than five years old. It also provides free training and networking.
Private coworking can still be affordable: Cink lists flexible desks from €150 a month and fixed desks from €195 before IVA.
Best for: consultants, marketers, lawyers, recruiters, sales professionals and autónomos serving large Spanish clients.
Barcelona: international and creative
Barcelona is strong in technology, design, digital, e-commerce, mobile products, media and international business. English-speaking professional networks and clients familiar with global teams are easier to find.
The centre and 22@ hold much of the business activity, but nearby housing is expensive: Eixample averages about €20.5/m² and Ciutat Vella €22.1/m².
Barcelona Activa provides advice, training, networking and incubator space. It reports that more than 1,500 companies have used its premises and 80% of hosted projects were still operating in their fourth year.
Coworking is generally more expensive. Aticco lists flexible membership from €220 before IVA, a monthly pass at €300 and a day pass at €35.
Hacienda and Social Security use the national system, but municipal information, events and local communication may be in Catalan.
Best for: developers, designers, product specialists, creative professionals and autónomos with international clients.
Valencia: the strongest balance
Valencia is no longer cheap, but it provides the most balanced combination of costs, urban environment and business opportunity.
Its ecosystem includes technology, e-commerce, logistics, port-related products, climate technology and urban mobility. The city is also more compact than Madrid or Barcelona.
Average rent is €16.3/m². Patraix is about €13.7/m², Jesús €14/m² and Benimaclet €14.8/m². Ciutat Vella reaches roughly €19.3/m² and L’Eixample €18.2/m².
València Innovation Capital coordinates municipal innovation programmes. Some 2026 seed calls offered grants of up to €25,000 and access to La Harinera. Startup Valencia represents a community of more than 3,000 startups and scaleups.
At Wayco Abastos, unlimited flexible membership starts at €155 a month before IVA and a fixed desk at €220.
Some municipal information and local events may be in Valencian.
Best for: remote professionals, small product teams and founders seeking an active market without Madrid's scale and prices.
Málaga: an international community by the sea
Málaga is expanding its technology sector and has a visible population of foreign founders, remote teams, tourism technology, property businesses and services for international residents.
The city has two distinct working environments: Centro, Soho and the coast for meetings and international community; Campanillas and Málaga TechPark for technology businesses, farther from the centre and sea.
Average rent is €16.4/m², almost identical to Valencia. Centro is around €17.5/m², Campanillas €12.3/m² and Teatinos €14.8/m².
Málaga's reputation as a cheap city no longer reflects the housing market. Seasonal demand and competition from temporary rentals also matter.
Promálaga manages fourteen technology, creative, district and coworking incubators. Some are specifically designed for autónomos and microbusinesses.
Coworking can be found at approximately €90–190 a month. La Aduana lists a monthly plan at €190, while Innovation Campus advertises fixed desks from around €179.
Best for: remote professionals, autónomos with foreign clients and projects in technology, tourism, property and international services.
Do taxes change by city?
Quarterly Modelo 303, Modelo 130 and Modelo 349 rules and RETA contributions do not depend on the city.
Differences can still arise through the regional portion of annual IRPF, regional deductions, municipal licences for premises and locally available grants.
For most autónomos, housing, transport and access to clients have a larger financial impact than those differences.
How to choose
Choose Madrid if one additional major client can offset the higher rent. Choose Barcelona for technology, product, design and international networks. Choose Valencia for the most even balance. Choose Málaga for remote and foreign-facing work if you accept the pressure on housing.
The best city for an autónomo is not necessarily the cheapest. It is the city where income, expenses and time lost to travel still add up in your favour.
